The weather gets serious at Hope. It takes more rain than the lower valley, closer to 1,800 mm, plus wind funnelling out of the mountain passes and the wet heavy snow that bends rafters. A detail that would be forgiven in Abbotsford is not forgiven here, which is why metal and high wind rated systems come up in nearly every conversation.
Where Kory and Johnny grew up, and still a town we work constantly. River fog keeps humidity high for months at a time, which is close to ideal for moss, and the agricultural buildings out toward the flats have their own requirements. Farm structures are not just bigger houses, and anyone treating them that way will get it wrong.
Vacation properties, rentals and lakeside homes, with the same absent owner problem Cultus Lake has. Lake effect humidity, heavy tree debris, and a lot of buildings that are somebody second property rather than their home. Low maintenance materials earn their keep here, because nobody is up a ladder clearing a valley every autumn.
Home. Both brothers live in Chilliwack, so this is the shortest drive we make and the town we know best. It is also the most varied: postwar houses downtown on their second or third roof, acreages out toward Greendale, and new subdivisions going up on the mountain. The common thread is rain, about 1,500 mm of it a year, which finds every shortcut a previous roofer took.
Rural properties, older farmhouses and outbuildings that were roofed for a different era. Rosedale sits where the valley opens out, so wind gets a longer run at a roof than it does in town, and the buildings are often taller and more exposed than a suburban house. Barns and shops need a different conversation from a bungalow.
Riverside humidity combined with hillside terrain, which is an awkward pairing. The damp keeps shingles from drying and the slopes make access and drainage harder than they look from the road. A lot of Mission roofs are steeper and higher off the ground than the equivalent house in the flats.
The biggest town we serve and the widest mix of work: suburban streets, strata complexes, farm buildings out on the prairie, and small commercial units on the industrial roads. Slightly less rain than the east valley, but enough that moss and ventilation still decide how long a roof lasts.
Up the canyon, where the wind is the defining problem and some of the buildings are genuinely old. Yale has structures dating to the Gold Rush, and they need a careful hand rather than a fast crew. The drive is longer, so we plan materials and scheduling around it instead of pretending it does not exist.
Two completely different roofing problems within a few streets of each other. The older streets off Vedder Road are shaded, mossy and reaching the end of a first or second roof. Garrison Crossing and the newer parts of Promontory are the opposite: young roofs finished to a builder price, where the flashings, valleys and ventilation give out long before the shingles do.
Cabins and seasonal places under dense tree cover, plus Lindell Beach. The roofing problem here is not really the roof, it is that half these buildings sit empty through the wet season, so a small failure runs for months before anyone opens the door and finds it. More snow up here than on the valley floor, and older cabin framing that was never sized for a heavy roof.
These ten are the towns we name because they are the ones we work regularly. If you are close to them and not quite in them, call and ask rather than assuming the answer is no. We would rather tell you honestly that somewhere is too far than have you never ring.
