A roof inspection is the one thing we do for nothing, every time, for anyone who asks. Not a sales visit with a clipboard. A roofer in your attic and on your roof, telling you what is actually there.
What we check
We start inside. Most of what a roof is doing shows up on the underside of the deck long before it shows on a ceiling, so where there is attic access we go in first and look for stained sheathing, wet rafters, daylight at the penetrations, and insulation blocking the soffit vents. Then we go up.
- Every penetration: pipe boots, vents, hood fans, chimney flashing, skylights. This is where most leaks start, and it is rarely the shingles.
- Valleys, eaves and rakes: the drip edge, the ice and water membrane, how the courses lap where water concentrates.
- The field: lifted or cracked shingles, lost granules, nail pops, moss, and any soft spot in the deck under our feet.
- Ventilation: intake at the soffits, exhaust at the ridge or the roof vents, and whether the attic is breathing or sweating.
- Gutters and downspouts, fascia and soffit, and the places water has been running where it should not.
We are tied off up there. WorkSafeBC rules apply to us the same as on any job, and a wet roof is the most dangerous surface in this trade, so we do not ask you to climb up and look with us. We bring the roof to you in photographs.
What you get

- A straight answer. Repair, replace, or leave it alone. If the roof has years in it we say so, and we have told plenty of people not to spend money yet.
- One written price if work is needed, with no surprises in it. If the inspection finds nothing, you get the photos and our thanks.
- No obligation. You can take the photos to anyone. We would rather you had the facts.
When to book one
- After a storm. Wind off the mountains lifts shingles you cannot see from the ground. If water is coming in right now, our storm damage page says what to do first, then call.
- Before buying a house. Our pre-purchase inspections go beyond what a home inspector covers on the roof, because we get on it and into the attic. Buyers and home inspectors between Hope and Abbotsford know how much the roof weighs in a purchase.
- Before selling. Know what the buyer's inspector is going to find before they find it, and decide what to do about it on your own terms.
- A stain on the ceiling. Water shows up a long way from where it got in. We find the entry point first, which is why our roof repair page is really about leak detection.
- A roof over 15 years old. Asphalt shingles in Fraser Valley rain are into the second half of their life by then. An inspection tells you whether you are planning for next year or for five years out.
- For your insurer. After wind or storm damage we document the roof the way a claim needs it: a photo record and a scope the adjuster can work from. Our insurance claims page covers that side.
What it costs
Nothing. The inspection is free, including pre-purchase and standalone inspections, and there is no charge if you decide to do nothing or to use someone else. We do not publish prices for roofing work because every roof is different, so the inspection is how you get a real number for yours: one written price after we have seen it, not a guess from the driveway.

A photo from the ground helps, and the address so we can look at the roof on the map before we come.
