This is the real difference between a roof at the lake and a roof in town, and it has nothing to do with the roof itself. In a house somebody lives in, a leak announces itself. Someone sees the stain, hears the drip, notices the smell, and picks up the phone that week.
A cabin that sits empty from October to May does not get that. The same small failure runs unseen through the whole wet season, and what would have been a repair becomes a deck, insulation and ceiling job by the time anybody opens the door in spring. The roof did not fail worse. It just failed unobserved.
So the useful thing we can do for a seasonal place is look at it while you are not there. We go up, photograph it, and send you the photos. If it is fine, you have that in writing and you can stop wondering about it. If it is not, you find out in October rather than in May.
The canopy here is dense and it drops needles and branches constantly. Debris collects in the valleys and behind the chimney, holds water in exactly the wrong places, and stops the roof draining the way it was designed to.
A roof under trees never fully dries. Moss takes hold on the shaded slopes and holds moisture against the shingle. It can be cleared without damaging the shingles and treated to slow the regrowth, but in this spot it does come back.
There is more snow here than on the valley floor, and wet Pacific snow is heavy. On an older cabin the framing was often never sized for a heavy roof, so what is underneath matters as much as what goes on top.
