Two kinds of roof, one neighbourhood

Sardis is unusual because it holds two completely different roofing problems inside a few streets of each other, and they do not get solved the same way.

The older streets off Vedder Road are reaching the end of a first or second roof. Mature trees shade them, moss takes the north facing slopes, and the question is usually whether there is still life left in the roof or whether it is time. That is an honest question with an honest answer, and sometimes the answer is that it can wait another couple of years. We will tell you that.

Garrison Crossing and the newer parts of Promontory are the opposite. The roofs are not old. What they often are is builder grade, finished to a price, and the first things to give are the flashings, the valleys and the ventilation rather than the shingles. A newer home with a leak usually has an installation problem, not a worn out roof, and that is a much smaller and cheaper conversation if somebody looks properly first.

What we look at on a Sardis roof

  • Moss on the shaded slopes

    The Vedder corridor is damp and the tree cover is heavy. Moss holds water against the shingle instead of letting it run off, so a roof that never dries out ages faster than one that does.

  • Wind detail on the Promontory hillside

    The hillside gets more wind than the valley floor, and wind finds the edges of a roof first. Lifted shingles and failed edge details show up there before they show up down in the flats.

  • Flashings on the newer builds

    Chimneys, skylights, valleys and anywhere the roof meets a wall. On a newer home this is where the trouble almost always is.

  • Ventilation

    A roof can be perfectly watertight and still have a moisture problem, and replacing the shingles will not fix it. We check this while we are up there rather than selling it separately.

My house in Garrison Crossing is not old. Why would it need a roof?

Age is not the only thing that ends a roof. Newer subdivisions are often finished with builder grade materials chosen to hit a price, and the details that fail first are the flashings, the valleys and the ventilation rather than the shingles themselves. A newer home with a problem usually has an installation problem, not a worn out roof, and that is worth knowing before anyone quotes you for a full replacement.

Why is there so much moss on my roof off Vedder Road?

Shade and damp. The mature trees along the older Vedder Road streets keep north facing slopes from ever drying out properly, and moss holds water against the shingle instead of letting it run off. It can be cleared without damaging the shingles and then treated to slow the regrowth, but it does come back in this climate. Anyone promising you a roof that never sees moss again is selling something.

Is Promontory harder to roof than the rest of Sardis?

It is more exposed. The hillside gets more wind than the valley floor, and wind finds the edges of a roof first, which is why lifted shingles and failed edge details tend to show up there before anywhere else. The access on the steeper lots also takes longer to set up safely. None of that changes how we quote it, but it does change how long the job takes.
