What a new roof costs in the Fraser Valley

Most roofers in the valley will not put a number on their website. We would rather you knew roughly where you stand before we come out, so here is what our roofs cost, what is in the price, and the only two things that can change it.

Asphalt shingle re-roof

$8,500 to $35,000

Full tear off and new roof. Most Chilliwack homes land somewhere inside this range, and where yours lands is mostly size and pitch.

Standing seam metal

Quoted on the roof

We do not publish a range for metal. Profile, pitch and the number of penetrations move it more than floor area does, and a range wide enough to be honest is too wide to be useful.

Skylight, supplied and installed

$2,500 each

Fixed glass, up to 2 ft by 5 ft, no framing changes. A venting skylight or a bigger opening is priced separately, and we will tell you which before we quote.

Roof inspection

Free

Every time, with photos of what we find, and no obligation to book anything.

The skylight price is before GST. Repairs are quoted on the spot at the free inspection, because a vent boot and a valley are not the same job.

What is in every price

  • Tearing off the old roof, down to the deck
  • All materials, delivered
  • The crane to put them on the roof, and the disposal bin
  • Two sheets of replacement plywood, if the deck needs them
  • Photos of every stage, sent to you
  • A ten year warranty on our labour

The crane and the bin are on every quote, whatever size the roof is. They cost the same on a small roof as a big one, which is why a small roof can look expensive per square foot. That is real, and we would rather tell you than hide it inside a bigger number.

The only two things that can change the price

We quote one price, in writing. Two things can only be seen once the old roof is off, and both are priced on the quote before we start, so you know the number in advance:

Rotten plywood past the first two sheets
The first two sheets are on us. Past that it is $300 a sheet, installed. We photograph every sheet, show you, and do not replace one until you have approved it in writing.
A second layer of old roofing underneath
Some older Fraser Valley homes were re-roofed over the top of the original. If there is a second layer, removing it is $150 a square plus $1,200 for each extra bin, again only with your written approval first.

Nothing else gets added after the fact. That is the whole list.

What is not included

  • Gutters. We do not do them; Gutters Canada quotes those separately.
  • Chimney work, unless it is on your quote
  • Replacing skylights, unless it is on your quote
  • Anything inside the house

Why two similar houses get different prices

Size. Roofs are priced by area, and a roof is always bigger than the floor under it once you add the overhangs and the slope.

Pitch. A steep roof needs more safety set up, is slower to work, and has more surface for the same footprint.

Valleys, dormers and penetrations. Every valley, chimney, vent and skylight is flashing work, and flashing is where the time goes and where a cheap roof leaks.

What is underneath. A second layer or a soft deck only shows up once the old roof is off, which is why both are priced in advance above rather than discovered on your invoice.

Access. Where the crane can park and where the bin can go.

How paying works

The deposit covers your material order, the disposal bin and the crane. It is not a percentage we pick; it is what those three cost, plus GST on those three. The balance is the rest.

You will see GST on the invoice and nothing else. There is no PST line, because as the contractor we pay the PST on materials ourselves.

Plan on at least three days on site. We would rather finish early than promise two and run into a third.

Getting your number

A range only gets you so far. Your actual price comes from us getting on the roof, which is free and comes with photos of what we found whether you book with us or not.
