How We Protect Your Roof Warranty From Day One

The Documentation and Installation Standards Behind Every Dads Roofing Project

Last updated: February 2026

Why Documentation Is Non-Negotiable for Us

Before Johnny and I ever touched a roof, we spent years as Red Seal Journeyman Boilermakers in the oil sands. In that world, every weld gets X-rayed. Every procedure has a paper trail. One missed signature on a quality control form and the entire job stops until it is resolved. That mindset came with us when we founded Dads Roofing in 2021.

Doing everything right was deep in my blood from boilermaking. No low nails, no bad cuts, no shortcuts on flashing, and absolutely no skipping documentation. A manufacturer warranty is a contract between the homeowner and the shingle maker, and that contract has conditions. Our job is to make sure every single condition is met before we leave the site.

After 500+ roofs across the Fraser Valley, we have never had a customer's warranty claim denied due to installation error. That record matters to us more than any advertising metric.

Manufacturer Nailing Specs We Follow to the Letter

The number one reason warranty claims get denied across the industry is improper nailing. High nails, crooked nails, wrong nail count — each one gives the manufacturer grounds to walk away from their coverage. Here is what each major manufacturer requires and how we handle it:

GAF Timberline HDZ and Duration Series

  • Standard slopes (4:12 and above): 4 nails per shingle, placed in the designated nailing zone marked on the shingle itself
  • High-wind zones or steep slopes: 6 nails per shingle, evenly spaced
  • Nail type: 11- or 12-gauge galvanized roofing nails, minimum 1.25-inch length for new decking
  • GAF's StainGuard Plus requirement: Use only GAF-approved accessories (starter strip, ridge cap, leak barrier) to qualify for the full system warranty

IKO Cambridge and Dynasty Lines

  • Standard application: 4 nails per shingle within the nailing area printed on the back
  • High-wind application: 6 nails with specific placement 1 inch from each end and evenly distributed
  • IKO's Iron Clad warranty: Requires an IKO ROOFPRO-certified installer for the highest coverage tier. We maintain our certification current
  • Underlayment pairing: IKO GoldShield or equivalent self-adhering membrane at eaves, valleys, and penetrations

Owens Corning TruDefinition Duration

  • SureNail Technology zone: Nails must hit the reinforced fabric strip — this is non-negotiable for the warranty
  • Standard count: 4 nails in the SureNail strip area
  • Preferred Contractor benefits: Extended warranty coverage including labor when installed by an OC Preferred Contractor
  • Ventilation requirement: Minimum 1 square foot of net free ventilation per 150 square feet of attic floor (or 1:300 with balanced intake/exhaust)

Our Standard Practice

We photograph the nailing on every course before the next layer covers it. These photos go into a project folder that the homeowner receives along with their warranty registration confirmation. If a manufacturer ever questions the installation ten years from now, the evidence is already in the file.

The Warranty Registration Process We Handle for You

One of the most common mistakes homeowners make is forgetting to register their warranty. The shingles go on, the crew leaves, and the registration card sits on the kitchen counter until it disappears. By then, the 60- or 90-day window has closed, and a 50-year warranty quietly becomes a basic 10-year one.

We do not let that happen. Within one week of completing your roof, we submit the warranty registration on your behalf. We include:

  • Homeowner name and property address
  • Exact installation date and completion date
  • Product line, color, and batch numbers from the shingle packaging
  • All accessory products used (starter strip, ridge cap, underlayment, leak barrier)
  • Our contractor license and insurance verification
  • Proof of purchase with itemized invoice

You receive the confirmation email and a copy for your records. No chasing, no missed deadlines.

What Actually Voids a Warranty in the Fraser Valley

We work across a stretch of BC that throws everything at a roof — heavy rain in Agassiz, freeze-thaw cycles near Hope, moss growth in Harrison, wind exposure in Chilliwack. Each of these creates specific warranty risks that homeowners need to understand:

Moss and Organic Growth Neglect

The Fraser Valley climate is perfect for moss. If left unchecked for several years, moss roots lift shingle edges and trap moisture against the granule surface. Every manufacturer considers this neglect. Their warranty language states that the homeowner must perform "reasonable maintenance," and allowing heavy moss growth does not qualify. We recommend treatment every 2 to 3 years and will set you up with reminders.

Pressure Washing

This one surprises people. Pressure washing removes the protective granules embedded in the shingle surface. Once those granules are stripped, the asphalt layer underneath degrades rapidly under UV exposure. Every major manufacturer explicitly warns against pressure washing in their warranty terms. Low-pressure chemical treatment is the approved method.

Unauthorized Roof Penetrations

Adding a satellite dish, installing solar panels without proper flashing, or cutting in a new vent without following manufacturer specifications can all void coverage. If you need to add anything to your roof after installation, call us first so we can do it in a way that preserves the warranty.

Inadequate Ventilation

This is the silent warranty killer. Insufficient attic ventilation traps heat and moisture, accelerating shingle deterioration from underneath. Every manufacturer requires balanced intake and exhaust ventilation. During our installations, we calculate the exact ventilation requirements for each home and install the right combination of ridge vent, soffit intake, and supplemental venting to meet or exceed the spec.

Prorated Coverage: What Your Warranty Really Pays

Most homeowners assume a "50-year warranty" means full replacement coverage for 50 years. It does not. Here is how proration actually works:

  • Non-prorated period (typically years 1 through 10): Manufacturer covers 100% of material replacement cost at no charge
  • Prorated period (years 11 onward): Coverage decreases each year based on a depreciation schedule
  • Labor is rarely covered: Most standard warranties cover materials only. Enhanced warranties from certified contractors may include labor for a longer period

For example, if your $18,000 roof develops a confirmed material defect at year 25 of a 50-year warranty, the manufacturer might cover 50% of material costs — roughly $4,500 in new shingles. You would still pay for the other half of the materials plus all labor costs. This is why the non-prorated period and any enhanced coverage through a certified contractor program matter so much.

Filing a Claim: How We Support You After Installation

If something goes wrong with your roof years after we installed it, you are not on your own. Here is our process:

  1. Call us first at (778) 539-6917. We will inspect the roof to determine whether the issue is a material defect, an installation question, or storm damage. Each category has different coverage paths.
  2. We pull your project file. Every Dads Roofing installation has a documented file with installation photos, product batch numbers, ventilation calculations, and warranty registration confirmation.
  3. We help file the claim. If it is a material defect, we contact the manufacturer on your behalf with the documentation package. Our contractor certifications carry weight in the review process.
  4. We coordinate the inspector visit. The manufacturer typically sends an independent inspector. We meet them on site to walk the roof and provide context from our installation records.
  5. We handle the repair. Once the claim is approved, we schedule the replacement work and coordinate material delivery with the manufacturer.

Transferring Your Warranty When You Sell

A transferable warranty adds real value to your home sale. Buyers in Agassiz, Chilliwack, Abbotsford, and across the Fraser Valley pay attention to roof age and coverage. Most manufacturer warranties allow one transfer to a new homeowner within 30 to 60 days of the property sale for a nominal fee of $25 to $100.

We keep copies of all warranty documentation for every project we complete. When you are selling, contact us and we will provide the paperwork your buyer or their realtor needs to complete the transfer smoothly.

Maintenance Checklist That Keeps Your Warranty Valid

Based on the specific conditions across the Fraser Valley — from Hope through Agassiz, Harrison, Chilliwack, Rosedale, and out to Abbotsford — here is the maintenance schedule we recommend:

  • Twice per year (spring and fall): Clean gutters and downspouts. Inspect flashing around chimneys, vents, and skylights for lifting or sealant failure
  • Annually: Walk the property and inspect the roof from ground level. Look for missing or curling shingles, dark streaks, or sagging areas. Note anything that has changed since last year
  • Every 2 to 3 years: Professional moss and algae treatment. The Fraser Valley moisture levels make this essential — it is not optional maintenance here
  • After every major storm: Visual check for wind-lifted shingles, fallen debris, or damaged flashing. Document any damage with dated photos before calling for repairs
  • Keep all receipts: Every cleaning, treatment, and inspection receipt is potential evidence that you maintained your roof responsibly. Store them with your warranty documents

Frequently Asked Questions

Will my roof warranty be void if my contractor doesn't follow nailing patterns?

Yes. Every major manufacturer — GAF, IKO, Owens Corning — specifies exact nailing zones and counts. GAF Duration shingles require 4 nails in the nailing strip for standard slopes and 6 nails for high-wind zones. If an inspector finds nails placed too high ('high nailing'), too low, or fewer than specified, the material warranty can be denied entirely. At Dads Roofing, we photograph our nailing patterns before sheathing goes over so there's proof of compliance if a claim ever comes up.

How long do I have to register my roof warranty after installation?

Most manufacturers give you between 30 and 90 days. GAF requires registration within 90 days for their enhanced warranties. IKO and Owens Corning have similar windows. Missing the deadline usually drops you from a 50-year or lifetime warranty down to a basic 10 to 15-year coverage. We register every warranty on behalf of our customers within the first week of project completion so nothing slips through the cracks.

Does regular maintenance actually affect my warranty coverage?

Absolutely. Every manufacturer warranty includes a 'reasonable maintenance' clause. If moss grows unchecked for years, gutters stay clogged, or debris piles up and causes water pooling, the manufacturer can argue neglect and deny your claim. We recommend gutter cleaning twice a year, moss treatment every 2 to 3 years in the Fraser Valley climate, and an annual visual inspection. Keep receipts from every maintenance visit — they serve as proof of care if you ever need to file a claim.

What is the difference between a workmanship warranty and a material warranty?

A material warranty comes from the shingle manufacturer and covers defects in the product itself — things like premature cracking, granule loss beyond normal wear, or adhesive failure. A workmanship warranty comes from your roofing contractor and covers installation errors — improper flashing, poor ventilation setup, or missed details. At Dads Roofing we provide a written workmanship warranty on every job because we trust our installation quality. The two warranties together give you full protection.

Can I transfer my roof warranty if I sell my house in the Fraser Valley?

Most manufacturer warranties allow one transfer to a new homeowner. There is usually a transfer fee between 25 and 100 dollars and a deadline of 30 to 60 days after the property sale closes. Some enhanced warranties revert to standard coverage for the new owner. Transferring the warranty adds real value when selling your home — buyers in Agassiz, Chilliwack, and throughout the Fraser Valley appreciate knowing the roof is covered. We keep copies of all warranty documentation so our customers can access it at any time.
