Is Metal Roofing Worth It in the Fraser Valley? A Roofer Who Has Installed 200+ Metal Roofs Breaks Down the Real Numbers

After installing over 200 metal roofs across the Fraser Valley since 2021, Kory and Johnny Peters share the honest numbers on metal roofing ROI -- what actually pays off, what does not, and how our wet climate changes the entire equation compared to the rest of Canada.

I am going to be straight with you: metal roofing is not for everyone. My brother Johnny and I have installed over 200 metal roofs across the Fraser Valley since we started Dads Roofing in 2021, and we have also talked plenty of homeowners out of metal when asphalt was the smarter play for their situation. But when the numbers make sense? Metal is the best investment you can put on a Fraser Valley home, and I will show you exactly why.

Why Fraser Valley Rain Changes the ROI Equation

Most metal roofing ROI calculators you find online are based on national averages -- places that get 800mm of rain a year. The Fraser Valley gets nearly double that. Agassiz, where we live and work, averages over 1,500mm annually. Hope pushes past 1,800mm. That changes everything about how quickly metal pays for itself compared to shingles.

  • Asphalt shingles in heavy rainfall degrade 20-30% faster than manufacturers' rated lifespans -- we see 15-18 year lifespans on "25-year" shingles regularly in Agassiz and Chilliwack
  • Moss growth on asphalt in the Fraser Valley is aggressive -- annual cleaning runs $300 to $600 and skipping it voids most warranties
  • Metal sheds water instantly with zero absorption, meaning zero moss adhesion and no granule loss from moisture cycling
  • Standing seam panels have no exposed fasteners to corrode or leak -- the number one failure point on asphalt roofs in wet climates

Real example from our files: A homeowner on Camp River Road in Agassiz paid $14,000 for architectural shingles in 2016. By 2024, the roof needed replacement at $18,000 (material costs went up). That is $32,000 for 8 years of coverage. A metal roof installed in 2016 at $28,000 would still have 40+ years of life remaining.

The Honest 50-Year Cost Comparison for Fraser Valley Homes

Here is the math we walk through with every homeowner who asks. These are real 2026 Fraser Valley prices based on our actual quoting, not national averages pulled from a website.

  • Architectural shingles on a 2,000 sq ft home: $13,000 to $16,000 installed -- but plan on replacing every 18-22 years in our climate, not the advertised 25-30
  • Over 50 years that means 2 to 3 full replacements: $26,000 to $48,000 in roofing costs alone
  • Add annual moss treatment ($400/year average), gutter cleaning from granule runoff, and at least one emergency repair: total 50-year cost reaches $45,000 to $65,000
  • Standing seam metal on the same home: $28,000 to $34,000 installed once -- with essentially zero maintenance for 50+ years
  • Metal 50-year total cost including occasional gutter cleaning: $30,000 to $36,000

The break-even point where metal starts saving you money is typically year 18 to 22 in the Fraser Valley -- right around when your first asphalt roof would need replacing. If you plan to stay in your home past that window, metal almost always wins financially.

Energy Savings That Actually Matter Here

A lot of metal roofing articles talk about cooling savings. That matters in Arizona. In the Fraser Valley, our big energy cost is heating through the long, wet winter. Here is where metal helps in our climate specifically.

  • Metal with proper ventilation and insulation reduces heating costs 8-15% compared to aged asphalt -- we have seen this consistently in homes we have worked on from Hope to Abbotsford
  • Reflective coatings on metal reduce summer cooling costs by 10-20% during our increasingly warm July and August periods
  • Metal roofs support higher R-value insulation systems because they do not trap moisture the way deteriorating asphalt can
  • Real annual savings for a Fraser Valley home: $400 to $900 per year depending on home size and heating system

Insurance and Resale Value in BC

This is where metal roofing ROI gets interesting beyond just the roofing costs themselves. Johnny handles a lot of our client consultations on this topic, and the numbers are compelling.

  • Several BC insurers offer 5-15% premium reductions for metal roofs due to fire and wind resistance -- on a $2,500 annual policy that is $125 to $375 per year in savings
  • Fraser Valley real estate data shows metal-roofed homes sell for 4-6% more on average -- on a $750,000 Chilliwack or Abbotsford home, that is $30,000 to $45,000 in added value
  • Homes with metal roofs sell faster because buyers see decades of maintenance-free life remaining
  • Metal roofs carry transferable warranties -- a genuine selling point that asphalt pro-rated warranties cannot match

One of our clients in Harrison Hot Springs installed a charcoal standing seam roof in 2022. When they listed the home in 2025, their realtor specifically credited the metal roof for attracting three competing offers within the first week. The home sold $38,000 over asking.

When We Tell Homeowners to Skip Metal

Honest advice is more important to us than a bigger invoice. Here are situations where we actively recommend asphalt over metal.

  • You are planning to sell within 5 years -- the ROI math does not work in your favor at that timeline unless the home has specific appeal (heritage properties, rural acreages)
  • Your budget is genuinely tight -- stretching for metal and skipping proper ventilation or underlayment is worse than doing a quality asphalt install with all the details done right
  • Your roof geometry is extremely complex with many valleys, dormers, and penetrations -- metal installation costs skyrocket on complicated roofs and the advantage narrows
  • You are doing a partial repair, not a full replacement -- mixing metal and asphalt creates transition problems in the Fraser Valley rain

Be wary of contractors pushing metal roofing with unusually low quotes. Cheap metal installs in the Fraser Valley almost always mean exposed fastener panels (which leak within 10-15 years) or improper expansion details (which cause oil-canning and panel failure). We have been called to fix dozens of budget metal installs gone wrong.

Our Metal Roofing Process -- What 200+ Installs Have Taught Us

Before Johnny and I became roofers, we were Red Seal Boilermakers working in Alberta. That background in precision metalwork and industrial fabrication is a massive advantage when it comes to metal roofing. Every panel joint, every flashing detail, every expansion gap matters.

  • Full tear-off and decking inspection -- we never install over existing material without confirming decking integrity first
  • High-temperature synthetic underlayment rated for our climate zone -- not the cheapest option from the supply house
  • Standing seam panels with concealed clips that allow thermal expansion -- critical for the 40-degree temperature swings between Fraser Valley summer and winter
  • Custom-fabricated flashings at every wall transition, chimney, and skylight -- no pre-bent generic pieces
  • Proper ridge ventilation integrated with the metal panel system -- ventilation is non-negotiable in our humid climate

The Bottom Line From Two Guys Who Install Both

We install both asphalt and metal every single week. We have no financial incentive to push one over the other -- we make fair margins on both. Our honest take: if you are staying in your Fraser Valley home for 15+ years and your budget allows it, metal roofing is the single best investment you can make in your property. The math works out, the climate demands it, and you will never have to think about your roof again.
